PAT Testingfor Businesses & Landlords
Professional portable appliance testing to IET Code of Practice standards. Full documentation, pass/fail labelling, and digital register. Fast turnaround with minimal disruption to your operations.
What Is PAT Testing?
Portable Appliance Testing (PAT) is the process of inspecting and electrically testing portable equipment to ensure it's safe for continued use. It combines visual inspection with electronic tests including earth continuity, insulation resistance, and polarity verification.
Who needs PAT testing:
- Employers — legal duty under the Electricity at Work Regulations 1989
- Landlords — duty of care for any appliances provided with rental properties
- Commercial premises — offices, shops, restaurants, hotels, and public venues
- Construction sites — tools and equipment require regular testing
- Schools and healthcare — stringent safety requirements for vulnerable occupants
We provide PAT testing for businesses across London and the South East — from single-office operations in Lewisham to multi-site portfolios spanning Croydon, Bromley, and Sutton.
PAT testing works alongside our EICR testing service, which covers fixed electrical installations. Together, they provide comprehensive electrical safety documentation for your property.
What We Test and How
Visual Inspection
Every appliance is examined for physical damage — frayed or damaged cables, cracked plugs, loose connections, signs of overheating, incorrect fuse ratings, and damage to casings. Many faults are identified at this stage alone.
Earth Continuity Test
For Class I appliances (those with an earth wire), we verify that the earth path has sufficiently low resistance to safely conduct fault current. This confirms the safety earth is doing its job.
Insulation Resistance Test
We apply a test voltage between live conductors and earth to verify that insulation is intact and there are no leakage paths. Degraded insulation is a common cause of electric shock.
Polarity Check
Extension leads and multi-way adaptors are checked to confirm live, neutral, and earth conductors are correctly connected. Reversed polarity is a serious safety hazard.
Functional Testing
Appliances are powered on to verify correct operation. RCD-protected equipment is tested for correct trip function.
Our PAT Testing Process
Efficient, thorough, and designed to minimise disruption to your business or tenancy.
Schedule Testing
We arrange a convenient date, provide an equipment list, and confirm what needs testing. Minimal disruption to your operations.
Visual Inspection
Every appliance is visually inspected for damage — frayed cables, cracked casings, loose plugs, and signs of overheating.
Electrical Testing
Earth continuity, insulation resistance, and polarity checks using calibrated PAT testing equipment. Each appliance tested to IET Code of Practice standards.
Pass/Fail Labelling
Every tested appliance receives a dated pass/fail label. Failed items are clearly identified with the reason and removed from service.
Certificate & Register
Complete PAT testing register provided digitally and on paper. Includes all results, next test dates, and failed item documentation.
Why Choose 24/7 Electrical for PAT Testing
Professional testing, proper documentation, and genuine safety insight — not just stickers on appliances.
Legal Compliance
The Health & Safety at Work Act and Electricity at Work Regulations require employers to ensure electrical equipment is safe. PAT testing provides documented proof of compliance.
Insurance Protection
Most business insurance policies require evidence of regular PAT testing. Without current records, electrical damage or injury claims may be rejected.
Tenant & Employee Safety
Landlords, offices, and commercial premises have a duty of care. Regular PAT testing identifies faults before they cause harm.
Professional Documentation
Complete digital register with pass/fail results, next test dates, and asset tracking. Ready for inspections, audits, and insurance renewals.
Minimal Disruption
We test efficiently — typically 3–5 minutes per appliance. For offices, we can work around your hours. For properties, we schedule at your convenience.
Volume Pricing
Competitive rates for portfolios and multi-site businesses. Regular testing contracts available with annual scheduling and reminder service.
PAT Testing FAQs
Common questions about portable appliance testing requirements, frequency, and costs.
Signs You Need PAT Testing Booked
PAT testing is the simplest way to discharge your duty under the Electricity at Work Regulations. If any of these apply, you're due.
Failure to maintain portable equipment is a breach of the Electricity at Work Regulations 1989 and can void public liability insurance after a claim.
- You're an employer, landlord or hirer of equipment to the public
- Your last PAT test sticker is over 12 months old (or missing entirely)
- You run a holiday let, Airbnb, B&B or HMO
- You're a school, nursery or care home overdue an inspection
- Your insurance renewal asks for evidence of portable appliance testing
- You've recently bought second-hand office or hospitality equipment
- Cables visibly look frayed, taped or repaired
- You're staging an event with hired-in equipment requiring evidence of test

Worried About PAT Testing?
PAT is one of those jobs everyone forgets until insurance renewal. Here's how we make it painless.
"Do I really need every kettle tested every year?"
Not necessarily. We test in line with the IET Code of Practice — frequency depends on equipment class, environment and use. We'll set a sensible schedule, not over-test.
"It feels like a money-spinner."
It is — for firms charging per item with hidden minimums. Our prices are transparent, banded and shown above. We tell you on arrival roughly how many items you have and confirm the total before starting.
"Will it disrupt my office all day?"
We work around your team — desk-by-desk, room-by-room, or out-of-hours. Most offices of 30–50 staff are completed in 3–5 hours with minimal disturbance.
"Where does the certificate end up?"
You get a digital register and PDF certificate the same day, plus physical labels on every tested item. Your insurer / inspector can verify it against the register at any time.
